It is imperative that you bring us in before you sign anything with your builder - this includes any registration forms at model homes. Once you sign documentation without a representative, you lose the opportunity to have us advocate for you.

The builder has already accounted for the broker's compensation in the cost of the home sale. Some buyers mistakenly believe they can subtract this amount from the overall purchase price if they choose not to use a Realtor®. This is typically not the case. The money just goes back to the builder so why not take advantage of being represented?
#3: WE KNOW WHAT QUESTIONS TO ASK THE BUILDER.
What you see is not necessarily what is drawn up in the contract. We are very familiar with builder strategies and will help you understand terms written in the contractor's purchase agreement.

Every builder will have different expectations for deposits, loan commitments, and walk-throughs. We work alongside the builder's representatives to ensure that you are aware of, and meet, all these deadlines. An experienced Realtor® will remove much of the stress from buying a new construction home.

Many times, we notice items that the builder may have missed. It's our duty to you to bring these issues to the builder's attention so they are corrected in a timely manner.

It's our job to review the closing documents prior to you signing. We often find errors which need to be corrected. Our goal is to have the closing be a positive, enjoyable experience.
